Coating the Floors of an 1880s Railroad Town
Much of our epoxy flooring work in Beresford starts with concrete that someone else has already worked on. The town was platted along the Chicago and North Western railroad's line in 1882 and 1883 and incorporated in 1884, so its housing spans more than a century. A garage here might have a 1950s slab with three coats of old paint, a 1990s floor with a peeling store kit, or a newer pour on the edge of town. Each one needs different prep before a coating will hold.
A town in two counties
Beresford sits in both Union and Lincoln counties. About two-thirds of the city is in Union County, and the county line runs along Cedar Street. That split matters for things like property records. It does not change how we treat your floor, but it is one more reason to tell us your street when you call.
Older homes, older garages
Many Beresford homes have detached garages or tuck-under stalls with floors that have settled, cracked and been patched over the years. We see the same set of problems again and again:
- Old floor paint that lifts in sheets once the slab gets wet
- Hairline and wider cracks, often running from the corners of the door
- Salt scaling near the threshold where meltwater sits
- Oil stains that have soaked deep into bare concrete
All of it gets ground down to sound concrete. Cracks are cut open and filled, and pitted spots are patched level. Only then does a garage floor coating or epoxy flake floor go down.
Basements in older Beresford houses
Older basements are where we slow down the most. Some have floors poured thin, some have been painted, and some take on dampness in a wet spring. We test moisture before recommending basement floor epoxy. If the slab is dry, a coated basement is easier to clean and brighter for a laundry room or workout space. If it is damp, we explain what needs to happen first, and we will not coat a floor that is actively taking on water.
Weather on both ends of the year
Wikipedia describes Beresford's climate as humid continental, with hot, humid summers that can reach the 90s and cold, snowy winters with lows well below zero. Summer heat and humidity affect how fast a coating cures. Winter cold decides whether an unheated garage can be coated at all. We schedule most unheated garages from late spring into early fall and check the slab temperature before we start.
A short guide to the systems we use here
In most Beresford garages it comes down to three choices. A flake system is the all-around pick for a two-stall garage that sees cars, bikes and lawn equipment. A solid-color epoxy with a clear topcoat suits a workshop corner where you want to find dropped screws quickly. A polyaspartic topcoat over either one cures faster and holds its color in sunlight from an open garage door. We bring samples of each to the estimate so you can see them on your own concrete.
Shops and storefronts
Beresford grew up around farming and grain buying, and plenty of homes here still have a shop in back. Our commercial and shop floor epoxy is a heavier system for those floors and for small businesses with service bays or back rooms. Call (605) 299-0051 or

- Built along the railroad. The Chicago and North Western's Iroquois-Hawarden line came through in 1882 and 1883, the town was platted along it, and Beresford was incorporated on July 12, 1884.
- Split by a county line. About two-thirds of Beresford lies in Union County and the rest in Lincoln County, with the county line running along Cedar Street.
- Housing count. The 2020 census counted 2,180 residents in 911 households, with 973 housing units, of which 6.4% were vacant. The median age was 38.8.
- Four-season climate. Beresford has a humid continental climate with hot, humid summers reaching the 90s and cold, snowy winters with lows well below zero.

Beresford Questions
My Beresford garage floor has old paint on it. Can you coat over it?
We do not coat over old paint. It gets ground off along with the top layer of the concrete, so the new system bonds to the slab itself. Coating over paint is a common reason store kits peel.
Does it matter whether I live on the Union County or Lincoln County side?
Not for the floor work. The prep, products and pricing are the same on both sides of Cedar Street.
How long will my garage be out of use?
Most two-stall garages take one to two days of work, then a cure period before you park on it. A polyaspartic topcoat can shorten that. We give you the exact times in writing based on the product and the weather that week.
