A Growing Town Just Over the State Line
Larchwood has been adding homes, and newer homes bring a specific kind of epoxy flooring job. Census counts on Wikipedia show the town grew from 344 housing units in 2000 to 409 in 2020, while the population went from 788 to 926. Many of those newer houses have attached garages with slabs that are still in good shape. That makes them a strong candidate for a coating now, before salt and oil get into the concrete.
Why a newer slab still needs grinding
A new garage floor looks smooth, and that is part of the problem. Concrete finishers trowel the surface tight, and many add a cure-and-seal product. Coatings do not grip that surface well. Store kits that only etch or scrub it are a common reason we see peeling floors after a winter or two. We diamond grind the whole slab, edges included, to open the surface. Then the base coat soaks in and bonds.
New slabs also have control joints cut into them. We fill them or leave them visible, depending on what you want and how the slab is moving.
Systems that suit a newer Larchwood garage
- Epoxy flake floors: the most popular look in newer neighborhoods. The flake hides dust and tire marks and adds grip.
- Polyaspartic floor coating: a faster-curing topcoat, handy when the garage is your only covered parking.
- Garage floor coating in a solid color, for a clean, simple look in a workshop corner or storage bay.
Planted on purpose
Larchwood's founders were land developers from Illinois. Jesse W. Fell, one of the two, was known for his love of trees and oversaw the planting of about 100,000 saplings and cuttings in May 1873. Trees and open lots mean leaves, seeds and mud tracked into garages in spring and fall. A sealed floor sweeps clean, and debris does not stain it the way it can stain bare concrete.
Basements and finished lower levels
Many homes here have full basements. Before any basement floor epoxy, we test the slab for moisture. A dry basement can take a solid color or a metallic epoxy finish for a family room or bar area. A damp one may need a moisture-tolerant primer first, and we will say so at the estimate.
Businesses near the casino
Grand Falls Casino Resort opened northwest of town in 2011 along the South Dakota border. Hospitality and service businesses in the area have back-of-house floors, storage rooms and maintenance shops. Our commercial and shop floor epoxy is built for those spaces.
Living with a coated garage
A coated slab is low-maintenance. Sweep or blow it out, mop it with a mild cleaner, and squeegee out slush during winter. Put a mat under a motorcycle or trailer jack so a point load does not dent the surface. Most marks come off with a soft brush and water.

Larchwood Questions
My Larchwood garage is only a few years old. Is it too soon to coat it?
Once the concrete has fully cured, a newer slab is a good time to coat. It has fewer cracks and less salt damage to repair. We test moisture at the estimate and tell you if the floor needs more time.
Do you serve Iowa from Sioux Falls?
Yes. Larchwood is a short drive from Sioux Falls, and we coat floors across Lyon County the same way we do in South Dakota.
My new floor has a cure-and-seal product on it. Is that a problem?
Not if it is removed. Diamond grinding takes off the sealer and the smooth top layer so the base coat can soak into the concrete. Skipping that step is a common reason coatings peel on newer slabs.
